Education….it should never end….and learning in real estate is no different than in any other profession. In fact in many cases it can be MORE important.

Case in point…. A recent course on Radon Gas that I took, given by Kelley Bush, Head of Radon Health and Awareness with Health Canada. (Brilliant presenter, by the way, if you are ever looking for a presenter in this area….she is the one!!!) . I walked away realizing that it is part of my responsibility as your realtor to inform you about the importance of radon-testing… for two key reasons:

  1. You & your family’s health – radon gas is the second leading cause of lung cancer (after smoking). 7% of homes in Canada have high radon levels and ALL homes should be tested.
  2. Guarding your investment in your property- Have a radon test done to confirm the non-presence of radon when it comes time to sell your house. Why now? You are not thinking of selling your house for 20 years! Here is why:
  • You only have to do a radon test once. Test results will not change over time UNLESS you add an addition or do foundation renovations, opening the ground up.
  • A test takes 3 months, in the winter season ideally (when the house is closed up more).
  • A buyer may have the condition in an offer that the house have an acceptable radon reading. This condition is becoming more and more common with a greater awareness of radon. Several provinces already have the common practice of holding-back thousands of dollars from the sale of the house until a 3 month winter reading can be done. You could wait a year to get that money.
  • So WHY wouldn’t you have the test done NOW! You can ensure your family is safe from radon AND you are making your life much much easier when the time comes…even years down the road… to sell your home.
  • The test is non-invasive and so easy to do. Plug the devise into the wall. The hardest thing to remember to remove it!

What if you DO have an unacceptable level of radon gas in your home? Here is the nice thing…. It is an easy fix, costing anywhere from $600- $3,000 to fix.

Join us on December 5 at 6:30 pm for our annual wreath night with Carp Garden Centre at the Carp Fairgrounds.   • $50.00 for the materials you will need to make the most beautiful Christmas wreath plus a workshop and help in putting it together. Cash or cheque payment to the Carp Garden Centre.

Ribbons, bows and natural decorations, such as Red Dogwood, ornamental grass plumes, Blue Juniper will be provided but feel free to bring your own “bling” to fancy up your wreaths! PLUS following your requests from years past, we have asked the Centre to provide some further items for you to purchase should you really wish to fancy things up!

Attire: 

  • Casual, a layered look is best as temperatures can vary in the building.

Where: 

  • 3790 Carp Road, Carp, ON at the Carp Fairgrounds, on the second level of the Show Barn, located next to the Arena. Signs will be present for guidance.

Ask any of my friends what my favourite new toy is, aside from my new Blackberry Key phone of course, they will all say…. “Instant Pot’. If you haven’t tried one yet…now with Christmas coming it is the time to do so!!!

Like the Blackberry it was created in Canada! In fact, right here in Kanata!! It is THE hottest new device on the market and worth every cent! Support your local economy though…please… and buy it in a local store and not just on the online Amazon store.

I use the Instant Pot at least once a day. I can make soup from homemade stock in 30 min. THE best steel cut oatmeal…THE best cob on the corn….pulled pork in 45 min. AND nutrients are retained and flavor enhanced.

Our Evening with Grace in the Kitchen

We had our fourth annual evening with Grace in the Kitchen and again it was beyond our highest expectations. We are so blessed to be able to partner with this local kitchen and food store every year to bring our clients one of our best client events every November. The store closes for this private shopping event and they provide delicious food and samples of their products for us, discounts and last night even free knife sharpening!

This year we tried something new so our clients could take in all of the aspects the store has to offer. There are so many products throughout the store…everything someone could need for cooking, hosting and more. We created a scavenger hunt so our clients had to search for certain products from every section of the store in order to be entered into the door prize….yes they had to work for an entry! The door prize was certainly worth it, a lovely Staub Cocotte pot….definitely worth the hunt.

For dinner we were served a delicious, piping hot rich and creamy mac & cheese with a number of hot sauces to choose from should someone want a condiment. My mouth waters thinking about it even now! They sell their homemade mac & cheese in their prepared foods fridge as well so stop in and grab it for an easy, unbelievable dinner. Perfect for a chilly evening! The cheese counter also provided cheese samples of local cheeses. I picked up an Ontario cow’s milk cheese that has a nice bite to it! For dessert, tea and coffee and a sampling of their sticky toffee pudding…to die for!

As guests milled around and shopped, they drank wine and visited. Many did a lot of their Christmas shopping! This is a great event every year and this one was no exception. We are already looking forward to next year! Make Grace in the Kitchen your go to store for kitchen items…you will not be disappointed.

Christmas Events in Ottawa

Our city has lots of holiday events to keep you and your family busy this year! Read on to see what interests you.

Christmas Markets & Craft Shows – Starting in November Ottawa will host numerous craft shows and Christmas markets throughout the city. These are a great spot to browse, gift shop or just walk through to get into the holiday spirit. These events take place anywhere from local farmer’s markets to the Canadian Museum of History. Christmas Carols & Holiday Concerts – Ottawa will host a plethora of performances from church choirs caroling to celebrities performing at the NAC. Some highlights include Jann Arden, the Ottawa Brahms Choir, Colin James and more.

Santa Claus Parades – This might be the most traditional family event of all during the holiday season. Click the link to find out when the parade will be in your area. Bundle up, pack a thermos of hot chocolate and hit the parade route to see all of your local businesses on their amazing floats plus Santa himself!

Christmas Tree Lighting & Light Shows – A great event for the whole family and many of these are free. There are a number of tree lighting ceremonies around the City and light shows. Everywhere from Wesley Clover Parks to Parliament Hill and the Museum of History. Not to be missed!

A SPECIAL MENTION goes to Magic of Lights that is in its second year and takes place at Wesley Clover Parks.

Radon: What You Need to Know

We attended a seminar this month that was completely about radon gas and what WE and YOU need to know. It was very enlightening.

What we learned:

  1. Radon is a naturally occurring radioactive gas released when uranium in soil and/or rock breaks down. Radon is invisible, odourless and tasteless. Radon does not tend to be a health issue outdoors, as atmospheric mixing dilutes the gas to low concentrations. However, in a confined space – like a basement – radon can accumulate to high levels, which can present a health risk.
  2. Most homes in Ontario have radon gas levels that are acceptable and not a danger.
  3. Radon is the second leading cause of lung cancer next to smoking.
  4. If you don’t want to hire a professional company to do the testing you can do the testing effectively yourself.
  5. Be PROACTIVE! Everyone should do a personal radon test in their home in order to have proof that there are no unacceptable levels of gas. This protects yourself and your investment when it comes time to sell.
  6. Make sure you do the 3 month testing period! False positives are known to happen so a 3 month testing period ensures you get an active reading. Also, the 3 month test will provide you with proof of the results so you can keep them on file for when you need to sell your home.
  7. If you do the test yourself you will send it in to be read, you will then receive a report stating what the results are. These will constitute as proof of your readings.
  8. For a Do It Yourself kit call here to purchase a kit from Ottawa Public Health, 613-580-6744.
  9. Test the lowest level of your home where you spend the most time. For example a lower level family room is a better spot to test than a basement storage room.
  10. For a list of companies that do radon testing, visit the Canadian National Radon Proficiency Program (C-NRPP) or call 1-855-722-6777.
  11. Once you do a test, those results will be the same forever…unless you do a foundation renovation or an addition.
  12. If you bought a new home, and are still within the 7 year Tarion Warranty, the remediation of unacceptable levels of radon gas will be covered by this warranty.
  13. Typical remediation costs for those not covered are between $600 and $3,000.
